What You'll Be Doing
As our Construction & Maintenance Administrator, you'll play a critical role in managing construction projects, supporting maintenance operations, and partnering with onsite teams to drive operational excellence across our portfolio. Key responsibilities include:
- Responsible for all phases of the Capital Expenditure projects for Bryten Real Estate Partners.
- Obtains proposals, bid comparisons, and assists in selecting the right vendor for work to be done.
- Drafts contracts for construction projects with vendors and contractors.
- Responsible for maintaining communication of project progress with Asset Directors and Clients, providing updates as needed.
- Works with the established budget and notifies the Asset Directors of any possible variations.
- Responsible for overseeing projects to completion including performing inspections of work and ensuring safety for onsite team members, residents, and vendors.
- Assists onsite maintenance teams with training, problem solving and maintenance questions or concerns as needed.
- Assists onsite maintenance teams as needed with maintenance and purchasing directives as per standard operating policies and procedures including Property Specific Inspections, Safety Specific Training, and Inventory Control Systems
- Ensures all maintenance requests are handled on an immediate basis, notifying onsite teams and Asset Directors of immediate concerns or needs to remedy the requests.
- Ensures that residents are provided with a clean, safe, and well-maintained community
- Inspect properties and records and reports deficiencies and take the necessary action within budgetary allocations.
- Implements and/or follows preventative maintenance programs for the property and specific equipment guidelines.
- Responsible for complying with safety regulations to avoid injury to self and others, as well as damage to equipment or buildings.
- Responsible to keep supervisors fully informed with both verbal and written communications, including: the feasibility of calling outside maintenance and/or requisitioning the purchase of required materials
- Assists with ordering maintenance equipment and parts.
- Assists with researching plans and solutions to community maintenance related issues.
- Responsible for completing all required paperwork in a timely manner including Requested reports and Invoices.
- Supervises outside contractors related to the maintenance aspect of the community.
- Supervises and motivates maintenance teams.
- Trains all maintenance staff members under their direction.
- Assists in managerial tasks of onsite maintenance team members including Making recommendations for advancement and Assisting with written or verbal counseling as needed.
- Reports accidents and emergency situations to supervisors and corporate office immediately and prepares the proper reports.
- Regular and reliable attendance and punctuality at work
- Is aware of and always operates within OSHA (Occupational Safety & Health Act) standards and company safety policies.
- Responsible for thorough knowledge and adherence of the Company's policies and procedures.
- Responsible for maintaining the required property dress code and always ensuring a professional appearance and attitude.
- Performs other duties as assigned.
Who You Are
We're looking for someone who combines strong construction and maintenance expertise with exceptional organizational, leadership, and project management skills. The ideal candidate will have:
- Contribute positively to team dynamics, bringing high energy and a positive attitude.
- Exhibit excellent analytical abilities and problem-solving skills.
- High school degree or equivalent
- 5 or more years' experience in the maintenance field
- 2 or more years' experience as Lead Maintenance or relevant position
- Maintain a detail-oriented approach with a dedication to achieving excellence.
- Display strong communication and interpersonal skills, fostering effective team interactions.
- Must have own hand tools and is responsible for replacement and repair of tools
- Must be responsible for always securing own tools
- In the event of lost, misplaced, or stolen tools, Bryten and property are not responsible for replacement of tools, this responsibility is the sole responsibility of the team member.
- Work independently and self-motivated, while also being a loyal and collaborative team member.
- Have strong administrative and organizational skills, coupled with effective time management.
- Uphold a positive and professional image
- Must have a valid driver's license, current automobile insurance and reliable transportation.
